Project Overview

As part of the LTHT brief to oversee the Trusts major capital projects PHP Projects played a key role in overseeing a significant £27 million extension and refurbishment program. This project will introduce two new operating theatres, a 23-bed ward, and a 4-bed enhanced care unit. Additionally, it will transform non-clinical areas into a modern, patient-focused clinical environment.

This ambitious development forms part of our long-term partnership with Leeds Teaching Hospitals and supports their strategy to modernise estate and expand surgical and inpatient capacity.

Scope of Works

Construction of Two Operating Theatres – 900sqm of new theatre suite to increase surgical capacity

23-Bed Ward – Purpose-built inpatient accommodation designed around patient dignity and operational efficiency

Enhanced Care Facility – Four-bed high observation area for patients requiring greater clinical supervision

Refurbishment of Non-Clinical Space – Converting underused accommodation into fully compliant clinical environments

Sustainability Commitment

The scheme is targeting a BREEAM ‘Very Good’ rating, aligning with NHS sustainability and Net Zero priorities through thoughtful design and efficient building systems.

Our Role

Business Case Development: Guided the Trust through initial business case preparation, supporting both affordability and compliance

Stakeholder Engagement: Coordinated engagement with clinicians, estates teams, and patient representatives to inform design

Project Management: Leading coordination with the P23 supply chain and design teams at RIBA Stage 4

Regulatory Readiness: Ensured that designs meet all NHS and planning requirements, allowing for a swift move to delivery once approval is received

Project Status

Although currently paused pending NHSE approval during the pre-election period, this project is expected to receive the go-ahead imminently. The design has been agreed upon, and funding pathways are in place.
